Exactly, the idea that they dropped out is insane.

I understand sunk costs and all that but come on.

Pretty much no chance they walked a $50mm deposit, agreed.

I'm saying though that if you are putting up nonrefundable money while bids are still allowed to change that is just bonkers to me. Which it seems like people did.

There is no way its non refundable unless its a firm deal.

Absolutely agree. The reporting on this has been ridiculous, just like this "final bid" nonsense.

Why is it that sens fans want the team to sell for so much? It wont help the on ice product. The team couldnt even operate at a profit at 400 million.

Its not so much we want the team to sell for a billy. If Andlauer already has hit his limit on the sale price we are more likely to see cost limits in his ownership. Steve A. has 4x the net worth of Andlauer and can afford to spend more in his ownership.

No sens fans are hoping that someone overpays for the team, and is hamstrung with debt in a way that sqeezes operational costs and local viability in the near future. Who are you talking about?

No wealthy businessmen at that level are going to burn that kinda money that doesnt generate solid ROI. No matter how much we want to believe it. I dont think we see a new arena for a long time if this team sells for that much.

Building an arena downtown and repurposing the CTC land in Kanata sounds like something a real-estate businessman would be very aggressive on. IMO.

An over-leveraged majority owner is kind of bad for the Melnyk sisters if it means they're left with a stake in a team that can't perform.

I feel like all that land in Kanata is worth something if a new owner wants to sell it. I think everyone understood from the start that a large part of the selling price would be the land deal component. Reading between the lines about Remington shows this - i.e. We have a huge bid, but want some time to firm up the understanding of the downtown land situation.

Part of the appeal of moving downtown is the opportunity to also develop all that land in Kanata.

Sports teams have been looking for alternate/additional sources of revenue. The economics of most pro sports and hockey in Canada in specific have been doing so forever. The Quebec Nordiques wanted the Quebec GOVERNMENT TO BUILD CASINOS AND TURN REVENUE OVER TO THEM!!!!

Remember when the Euge wanted a casino here!

Guess what? they found a solution to their problem... It is called real-estate. But here is the key
1) get the government to pay for it
2) get the government to sign long term, lacerative leases... that part is the Ed Stalmach solution. That gurantees long term revenue ....from the government.

Can you imagine the Provincial ministry of health, opening an office in that development for OHIP cards and business... so 1 Million Ottawa residents have to get there, park their cars at $25 and since it is once every 5 years. about 200,000 people need to go.. so office space in the 50,000 to 100,000 Square feet is need.

so in 2028 you start at 400 K a month, or 5 M a year and you add 2.5 M in parking... Just the Ministry of health... Now start adding. And this is a nice 50 year lease that increases at 2-3% a year and no worries about vacancies.

Slap on 3-5 government leases in that zone. So 30-50 M in revenue... Now bring on the private sector to add the 30-50... and you are laughing.

At 100 M in real-estate revenue and 50% after cost retention. You pay off 900 M in debt at 5% and 25 years.

The government chips in 500 M at the front end. that means 1.4 b on a 2 B project. You need the other 600 M.
