If Carolina can sign Kotkaniemi long-term for a lower AAV, this is a great move on their part. As long as they can avoid the QO, they should be fine.
Why is Kotkaniemi doing that, if the AAV is significantly lower, when he is guaranteed either 6.1M or UFA status?

They won't lock him up just because they OS'd him. Assuming Montreal doesn't match, if he sucks, they're not going to make a major financial commitment just because they have the player.
If his play warrants a small pay cut, but not cutting him loose, and he really likes it at Carolina, I could see Carolina offering him say 4 years at 4,75 million. And it's not a totally outrageous idea that Kotkaniemi would take that deal for job security, and getting to stay where he likes it.Exactly my point.
