I guess it depends. What’s the going rate for rent in the area? How much are they paying above that, if anything? I’d be open to paying back anything above standard rent but overall would look at it as rent paid and they are t owed anything.

Again, unless you need that income on the mortgage to qualify. Then it’s a different situation since you’re getting something from it.

If I went into a joint real estate deal as follows:

Erin and I put down 150k on a house and carry a mortgage of 650k for a property valued at 800

Our friend is listed on the mortgage, and pays 1500/month for the basement apartment but doesn’t put anything down

Then after 5 years he leaves

How would one calculate his buyout?

Trying to figure it out, no down payment and monthly payments would strike one as a landlord-tenant agreement to rent a room and not joint ownership requiring equity. But it depends on the going rate for a basement apartment in your area. If it's in the ballpark of $1500 either way, I'd call it a wash. Only if he's been overpaying with expectation to be part-owner of the house would you have to negotiate.

Either way if you do agree to pay him out something, do put it on writing and get him to sign off that the buyout satisfies all claims to equity on the property.

I'm going to make an assumption and ask a question here: is this to help your friend build credit?

We might have some lawyers here, but I'd highly advise talking to a lawyer about it (what his rights are). Most of us aren't in Canada, so we don't have a strong grasp on how laws might differ from here, but this is the type of thing any financial advisor is likely to suggest you stay far, far away from, no matter how you strong your relationship is with this friend.
 
Guys - I do appreciate it, don’t get me wrong - but I’ve both got a firm grasp on and have thought through all of the peripheral issues

It was purely a mathematics (in terms of how I was asking) thing for me

Mannequin and Mannequin 2 are two of my favorite childhood movies. Probably one of the 5 things I can count on my fingers that me and my older sister can bond on.

Hollywood Montrose? Iconic.

Nothings Gonna Stop Us Now? Our go to karaoke song.

It's a cult classic movie now. Just like Grease 2 my other favorite childhood movie. I can quote every single line spoken and song sung.

To be honest, I never saw the appeal back then. Had a girlfriend who used to watch it whenever it was on, I would sit there and cringe. Just the fact that cheesy Starship songs were part of the soundtrack was bad enough, the plot, what there was of it, was also super cringey.
 


 
I actually had American Graffiti in my answer but changed it before posting. That movie really had me day dreaming of living in that era and I absolutely love the movie and soundtrack to this day. I have no idea how many times I have watched it.

Saw it in-theater (1973). Just a great movie with a stellar cast,

Packaging Artwork Manager for a pharmaceutical company in Boston.

Dad was a district sales manager for Firestone. Mom worked in the credit dept at Sears.

Nancy Drew or Richard Ford’s Frank Bascombe series.

When we were kids (10, 8, 6) mom used to drop us off at the movie theater in Woonsocket every Saturday afternoon so she could have a couple hours peace. We never checked to see what was playing. One Saturday instead of a Disney feature with cartoons we got Tora Tora Tora!:laugh:

God that was a boring flick!
