Yep my property value has gone up 46% in 3 years according to the province. Great when I sell, no so great when I try to buy again.
Its crazy. Only way you buy a new home that is reasonable is waaaay out east.
I remember when I was looking to buy in the early 90s. Looking in a well known Toronto wealthy area(Fallingbrook). Houses going for 3-400k. Thought it was waaay too much. So I got one just north of there for 170k. Now those homes are 2.5m and mine is 1.3m... sigh

9m in a normal situation is fair. But with taxes and the Marner, Matthew overpays ofcourse he gonna want more...

Feel sorry for Trev having to clean up Dubas mess.

Of course the current sticking issue for Nylander, is what Treliving pays Matthews next... which will be Treliving's mess.

Arena is on the west end of Raleigh it's about 20 from downtown Raleigh and 30 from Durham. It's on their state fairgrounds.

I live in Durham and it's awesome. The most dangerous thing about it is all the Yankees and Canadians moving down here driving our property values up.
 
I agree but it feels like Marner and Matthews are Leafs for as long as they want to be and will be paid whatever they want to be, that's the "interest in Marner". Sucks, and I hope I'm wrong but I really think that's the way it is. And if they want be paid what their agents say they're worth, then they'll continue to get overpaid which means our cup chances take yet another hit and also that Nylander gets squeezed out.

But hey, maybe Marner will win a Selke one day, from what some people around here are saying, that's almost as good a cup. ;)

9M for Nylander is still not ideal, but doable. 2024-2025 is a year where I think they're just going to have to accept things are not going to be optimal, and the cap crunch is going to hurt the team. There should be a good opportunity to rework the team after Tavares' contract expires.
That's OK, I'm sure we definitely have our 2025 1st round pick still, no worries!
 
As we all know, Nylander's camp is seeking a deal in excess of $10M per season after a 40-goal, 87-point campaign in 2022-23. However, since his ask has gone public, we have seen the likes of several of his direct comparables sign deals for far less, including Timo Meier, Alex DeBrincat and, as of yesterday, Sebastian Aho. Meier signed an 8-year, $8.8M deal on June 28th, DeBrincat signed a 4-year deal with Detroit after being acquired by the Red Wings from the Sens, worth $7.875M per season and Aho's deal, of course, landed at 8 years and $9.75M per season.

On Thursday, a former Leaf chimed in, stating that, at this point, the Nylander camp will have to look at the landscape of the league, with all of these comparables signing reasonable deals and they may have to give up some ground.



There's an argument to be made that Nylander deserves more than Timo Meier, but I don't think you can look at the Aho deal and say that Nylander deserves more than a high-end franchise center, who plays a strong two-way game and is both a primary powerplay producer and a primary penalty killer. Aho's game is more complete than Nylander's and their career numbers are very similar. Also, Aho is a year younger as well.
Nothing wrong with asking for $10.5M.

Everything wrong with giving it.

Agreed and with a 2 way Center Aho getting $9.75 mil that should slot Willy in at his high asking mark of $9.5 mil now.

He is $1 mil too high at present in ask.
If you're looking for $9.5, you don't start by asking for that, but for more.

The $10.5 was the rumoured original starting point, but we don't know how accurate the rumour was, or what has happened since.

The original ask and offer can be $20M and $2M for all I care, as long as they settle for something reasonable, which to me is somewhere around $9 - $9.5.
 
No forecheck, no backcheck, but he'll still collect a paycheque.

As a so-called leader of this team the tone Nylander sets is concerning.

No need to hit or be hit.
No need to go into the corner.
No need to do any of the dirty work.

No need to defend yourself or your teammates.

Nylander doesn't have a champions character. In order to succeed in sports you need to put the team first and make personal sacrifices. Nylander is the complete opposite of what a franchise player should be.

He just wants to get paid like one is all.

You would think he would be ashamed for being so selfish and cowardly. For all those millions of dollars the least he could do is shove the stinky mitt in someone's face after a scrum every now and then. Give fans reason to think winning a cup is a priority for him.

Instead of just being in it for the paycheque.

I had a great mortgage guy, I locked in at a certain percentage point, contract signed about to move into the house in a couple of days, he calls me up and says hey the mortgage rates just dropped, I'm going to drop your rate a half a point, you OK with that? He could have just said F it, the guy (me) is locked in but he was customer focused enough to think about my family. Great guy.

Even now, places like Moncton, second fastest growing city in Canada, house prices have doubled/tripled/quadrupled since the pandemic started. People from BC/ON/PQ have moved out east because 1) house prices were dirt cheap compared to Vancouver/Toronto/Montreal 2) Traffic is ridiculously low, rush hour traffic in Moncton is a 15 minute commute home vs a 10 minute commute when its not rush hour. 3) Crime rates are super low 4) People are uncomfortably nice. 5) Nature, nature, nature. Moncton is a small city in the middle of a forest.

I know people (family) from Moncton that actually retired a couple of years early because the real estate gold rush of people from BC/ON/PQ allowed them to sell their houses at a stupid price. The reason why I know this about Moncton is a friend of mine is one of the top selling real estate agents in Moncton, he was telling me people from ON/PQ/BC were buying houses sight unseen (they saw it online but did not see it in person), he said at least a couple of times each month he is getting phone calls from people in ON/PQ/BC that simply say MLS# I want to put an offer in at ask, no tour, no due diligence, just I want to buy that house. He had one guy from BC use google maps street view, to pick a house that was not even for sale, the assessed property value was around $400k, the guy from BC said offer them $750k and lets be done with this.
