I purchased a home in Calgary last Winter and am now starting to contemplate home improvement stuff. Anyone have any tips/tricks for developing a basement and building a garage? Neither are urgent for me, but would be nice in the few years.
Oh, and for the rough basement...
1. Rough in any cabling (ethernet, HVAC etc.) before you seal it up.
2. Pay someone to extend the vents to the floor and the air intake on the ceiling to facilitate convection. The basement will be less cold or less hot. Make sure all vents are at least 10 ft from the furnace to muffle utility room sounds.
3. Underlay the floor so it's not as cold. Better yet, heated floors.
4. Don't cheap out on bathrooms in the basement. Adding that shower/bath into the basement might improve basement bedrooms and/or post workout showers for basement gyms.
5. Electrical outlets/ethernet/in wall wiring everywhere for future flexibility.
5A. A few on the ceiling are worth contemplating too (ceiling mounted projector).
5B. Extras where you think a home theatre might go.
6. To future proof home theatre spot, extra outlets/ethernet and reinforced plywood on wall for wall mounting TVs. If in doubt, do two locations for the home theatre spot. It's still useful stuff if someone decides to home office in that area instead.
7. Do rough ins (ie: Plumbing for wet bar). It'll cost less by a lot to do that before basement is finished. It also allows for you to put projects on side burners (ie: basement bar) and it'll be easy to finish at a later date.
8. Don't skimp on stairs and railings to the basement. A few hundred bucks here will make it better and feel more grand as you go down.
9. Don't hesitate to upgrade equipment and tools on projects $10K or more. You might pay a few hundred to a few grand on it, but save that and more on labour/time and hassle. I've bought couple hundred dollar power tools for GC that I told them to keep and it'd save me hours vs days at their rates. I bought this thing for a contractor I hired halfway through him manually chiseling door hinges. The first 10 doors took him half a day to get the edges of the hinges just right. The next 20 doors took him a few hours with this simple template tool.
