The biggest misconception around home renovations is that they appreciate when in reality they mostly do the opposite. Once you pass the threshold that the neighborhood comps indicate, you're wasting money. Most people install all this fancy **** when in reality basic, new finishes make the biggest difference. Kitchen and bathroom remodels are the biggest yielding projects a homeowner can do outside of functional necessity ones (leaking roof, rubbish water heater, cracked pool, burned out AC, damaged foundation etc). People are delusional. It's like modifying a car. Forgeline wheels, Akrapovic exhaust, and an Ohlins suspension kit are worth very little in resale.
I'm all for high-end finishes, but not as an investment. Anything I do is because I want it, not because I expect to get that money back. Basic, clean finishes will yield the best return.
