OT: November 2015 Edition Mod warning in post 1

  • Xenforo Cloud will be upgrading us to version 2.3.5 on March 3rd at 12 AM GMT. This version has increased stability and fixes several bugs. We expect downtime for the duration of the update. The biggest misconception around home renovations is that they appreciate when in reality they mostly do the opposite. Once you pass the threshold that the neighborhood comps indicate, you're wasting money. Most people install all this fancy **** when in reality basic, new finishes make the biggest difference. Kitchen and bathroom remodels are the biggest yielding projects a homeowner can do outside of functional necessity ones (leaking roof, rubbish water heater, cracked pool, burned out AC, damaged foundation etc). People are delusional. It's like modifying a car. Forgeline wheels, Akrapovic exhaust, and an Ohlins suspension kit are worth very little in resale.

I'm all for high-end finishes, but not as an investment. Anything I do is because I want it, not because I expect to get that money back. Basic, clean finishes will yield the best return.

Delusional is right. At my construction gig all the blue collar guys spend majority of free time on two things: side jobs, and renovations. I really understand the necessary required renovations (roof, heat, ect) but marble countertops? See through dishwasher closing door? Not to mention the time it takes to perform all these renovations detracts you from one resource one will never get back: time.

When I mentioned my plan of finding an affordable apartment that was modern (quiet!) and not requiring months of renovations I was met in awe. Being challenged to find some 'fixer upper!' and work on the place till I can flip it seemed to be a general consensus. Personally, I'd rather have a 200K place that I can work to payoff in 5-10 years and be finished over a 350K place that has a basement suite and deal with the hassle of a tenant/more roommates to just pay for the mortgage. It would be easier for me to budget a lower mortgage and not lose sleep over what I was going to eat for the next day. Instead of trying to find side jobs, go hiking/adventure and enjoy life with my free time.

Thanks for the compliment Legionnaire! I've been told to write a book before, I was thinking of making it about a redpill/misogynistic neckbeard with aspergers who starts to fall for a girl. The girl is a stereotypical tumblrina that is socially awkward and can't hold eye contact for more than ten seconds with anyone. But online is the most viscous social justice warrior that can counter any argument presented. The neckbeard has a bodybuilder as a friend, who suffers from depression and low self confidence. The tumblina tries to attend a pride parade, but during a 'thank you for showing up' speech lets go a scream of 'we need to kill all transphobic white cisgenered males!' which silences the speech. They fall in love slowly. On the bus. Online they hate each other with the passion of our sun.

A modern Romeo and Juliet. :laugh:
