I'm an advocate of the DND spot as it's the historical location of the Sens arena, but the fact that Lebreton has both the North/South and East/West train lines meeting is a big perk.

There's also the space issue. Should be able to fit a nice amount of hopefully team-owned parking in Lebreton while at the DND spot the majority parking will be third party.

All I can think of is the old dnd building getting demolished and building it there.

Hasn't the government officially committed to spending a ton of money to reno that building right now? As in, they can't move the offices to a different building for whatever reason?

There's going to be little parking at Lebreton. The NCC is not going to be doling out space to build parking lots.

The only space the team could use for parking would be underneath the arena. If you've been to the Bell Centre, you know it sucks because it means the ice surface is at ground level and you have to trek up levels to get to your seats. The CTC has the ice surface below ground level and you can easily walk to your seats on the first level. It's a much better setup.

The benefit of the DND site is that it is really close to the Queensway and there's already tons of parking around there for the Rideau Centre, Congress Centre, etc.

DND was supposed to vacate years ago and they said “nope”. It is such ridiculously prime real estate, I don’t know why National Defence (or Public Works) would hand it over to the city or private interests. Certainly not in the near term.

I believe their scheduled to be there for 12 more years. After that, who knows.

The initial plan had 500 parking spots on a much bigger parcel of land at Le Breton.
Most of those spots used by staff etc they said.

Bill Matthews, Deputy Minister of pspc, recently said the feds are looking at disposing of up to 50% of their real estate holdings and they've already put various Ottawa buildings on the for sale block. Dnd has a new HQ at Moodie and Carling. The plan is they'll vacate 101 Colonel By at some point in the next few years.

But let's be honest here. You've got 3 levels of government

The City of Ottawa has brought us the train system
The NCC initially proposed redeveloping LeBreton Flats in the 60s
And then you've got the Feds....and absolutely everything involving the feds takes many multiples as long as it should time wise and is often cancelled without having delivered anything

If all the levels of government cooperate and things run really smoothly, maybe they'll have a building downtown somewhere before 2035.

Well, sort of. DND didn't want to give it up, yet. They don't need Pearkes specifically, but they do want to have a footprint downtown for OJAG (who needs to work with Department of Justice a lot) and for the DM office, among other things.

The goal was always to reduce the footprint of DND down from about 50 offices to closer to 10, and they certainly have accomplished that.

There aren’t enough offices at Carling Campus for folks that need offices (not cubicles). That problem persists.

FWIW, I'd be surprised if the Senators have a new facility within 5 years, or even have shovels in the ground by that time.

Andlauer also said 5-10 years is likely, and likely more than 5 and closer to 10 on 1200.

The sens might, but it also likely depends on what the city is willing to kick in.

NHL by and large just cannot build their own arena due to costs. Lebreton 1.0 was supposed to work due to the profit from the whole development helping to pay for the arena. With Lebreton 2.0, and downtown, those other revenue avenues do not exist.

Take a look at the Alberta deals, realize that construction costs are even higher now, financing costs much higher. Either the team has to locate where they have other avenues to offset the arena building costs, or they need the government to underwrite this venture.

If interest rates and inflation stay this high, thats going to look like a bad deal for the Calgary sooner rather than later. The team scratches a 40M cheque, thats it the rest is on the government, mostly the city. Yes the team pays a lot back in rent, but the rent only goes up by 1% a year for 35 years. At the rate inflation is devalueing current dollars in the future, the city is left holding a big bag. Is the city of Ottawa willing to do that? My gut instinct says no.
