I’m old enough to remember when downtown Denver was an absolute shithole and there was a brown cloud literally hanging over the city. Revitalization projects in the 80s and 90s did a ton of good. I’m sure it looks bad but it still can’t be as bad as it was back then.

In addition to the pandemic, retail and foodservice spaces have been slowly dying thanks to Amazon and Doordash. Sad state of affairs, but I imagine the city will eventually adapt. Just gonna take a while.

Frankly, the pandemic was one of those events that’ll change human behavior going forward. I’m not saying that people will never go out, eat, drink etc again… but less will and most will do it less often. Combine that with weakness economically… we may not see a lot of normal businesses survive. The margins were already incredibly low and surviving a 30+% hit to volume is just too much.
 
It always cracks me up when people saying things like that about Denver or how Denver is filled with crime... as a big city, yeah there are some spots of crime and some areas that aren't great. But Denver is probably one of the nicest and safest big cities in the US. Anybody saying that would be appalled by what they see in say Memphis, which is legitimately rough.
Lol, Seattle is quite similar to Denver too. Well unless you want to go hang out with the people living under the highways now. The "bad" areas in Seattle have the good bars that are cheap.

Detroit still has a 5 story office building that looks like some shit from TWD on the way into downtown.

Always said Seattle and Denver were two of the best large cities in the US for that reason.

San Diego should be there too. The cities aren’t perfect… but yeah compared to legit bad areas, they look like utopias. I personally love Detroit and it is one of my favorite cities in the US. It is undoubtedly, very rough and some areas are legitimately dangerous… but when you have Buddy’s it is worth getting shanked and robbed.

Lately? Downtown simply isn't fun anymore. It's dirty, more dangerous and the homeless population has gotten out of hand. I avoid downtown appearances whenever possible.

Then stealing DAZN was cool because they didn't mean to... but this is not because it is our brand and we are from the street simple guys.
Maybe if there was something more than just stupid mountains and the same sun we all get to see everywhere else on earth, guys like Giroux would want to go there as a first choice.

(I'd take Lehky over Giroux 10 out of 10 times)

I am learning to love Detroit, but it's not as easy to learn a city when the oh shit turn around moments are more frequent.

I came super close to buying a condo in River front tower downtown, and looked at a bunch of different condos all over the city. That was interesting, especially with how I like to find deals on fixeruppers lol.

Unfortunately Detroits property tax structure basically makes it a no win situation investing in residential real-estate inside the municipality. At this point anyway.

Yeah there are a lot of places (and many just 2 blocks away from nice areas) where you do that.

I really like Corktown and Greektown... Jefferson Chalmers would be another sweet option. Plenty of neat neighborhoods there with some cool history.

Yeah taxes there are a real mess and the main issue. A city built for 2.5m people that only has a 1/5 of that... and is trying to force the funding the infrastructure out of that smaller population. I probably wouldn't ever live there, but it is a neat city that has been super underrated since the 80s.

I would if you could outright buy, and did not need or plan to be able to offset the taxes renting it. They have a 10 year waiver that is tied to the property keeping them reasonable right now. However people are like rats trying to leave a sinking ship. It's about to expire for most people in the next three years. Making your property taxes double.

I had to basically do all of the research myself too. My realtor and broker were useless lol. Anyone buying in the wrong parts of that city is staring down the barrel of a gun.
 
The reason I would if I could just afford a city crash pad, is that wtf else doing you find condos that are within walking distance to the heart of the city and have river views for 300k.

Yeah I remember reading something about that whole program getting ready to hit and it potentially sinking housing prices in the future. This was early pandemic when I had a job lined up and almost took it... just wasn't sure if I could live there on a day to day basis. I'd be better in Grand Rapids than Detroit... Marquette better than both of them.

Royal Oak, or some place like that is worthy, but all of those places are at their peak value. Interest rates rise, growth slows.

Detroit has so much potential.. I'll look into it again in a few years once that happens and see if the city slaps a bandaid on it or fixes it.

Yeah one day it will return to glory... there is so much cool culture, industry, architecture, and things to do in Detroit. Just hampered by the auto industry decay and 40+ years of migration out.

I just can't bring myself to feel sorry for a group that stole their shtick and original logo from DZAN. I mean, talk about being hypocritical.
To be fair, they do address this in the video. Their primary driving force for this lawsuit is brand confusion. Not only did The Fan steal their look, but also their identity. It was all very calculated to create enough market confusion that the average consumer or potential new subscriber may not know the difference between the two, which I'd say is a pretty valid complaint. They changed the logo after DAZN comparisons, but even if it was a complete rip-off DNVR had nothing to gain by imitating a company that streams boxing and MMA. There's zero brand damage there.
 
My impression of Detroit was that it was super affordable and cool but I heard the public services there (basic things like fire/police) were non-existent? Every decent house had an ADT sign in front and center.
