Looks like the relationship between Glendale and the Cardinals is being strained too.

Judge: Glendale can't build VAI garage without Cardinals' consent

Been wondering what the latest was with that.

The VAI Resort is becoming a real PITA for the city. First they got caught trying to add a few years on the GPLET they have out on the project and were forced to drop it.... now this.

I think the Cardinals don't really mind the parking garage itself being built as much as they got left out of the process they're entitled to be in.

I believe he’s talking about sth’s currently paying more for lower bowl tix, that would normally be paying less for upper bowl tix.

Correct. Which is why you got the like.
Edit: I believe this is an insignificant number of folks and the ability to get more folks on board with say a 1/2 season at a new barn may override any issues.
This edit was posted after TL’s “like”, so he may not agree.

Possibly.

But since optics seem to be a prime thing these days they don't need to be doing anything that disrupts it.

That.... and I just feel the current timeline fits more with the arena being completed sometime during the off season.

I saw this on SN between periods of whatever game I was watching the other night. I don't know how this upsets anyone? Friedman is fair and simply states that relocation "would be on the table" should the auction not go our way. Doesn't even mean that would happen. He also states that he was told not to underestimate the Coyotes resolve to get this done.

I mean it's an auction, right? Even if someone else does try to bid on this, one would think there would be a glowering representative of AM matching every bid for quite a while. Not like someone's gonna swoop it up for like a bargain price of "only" $70M and AM will say "welp. i tried." Doesn't have that feel.

Only thing I know, is you never know what's going to happen at auction.

Yeah, doesn’t seem real that someone would show up and bid 20% over asking. And yet it also doesn’t seem real that AM would lose the auction over the price being $82.2 rather than $68.5.

It feels like there could be some big dumb roadblock that comes out of nowhere. But I just am not sure that it’s gonna be a bidding war that does it. Doesn’t seem like it would be. That doesn’t seem to be a thing that really happens in a deal like this.

I don't understand why anyone would out bid? Wouldn't the arena/entertainment district make the properties worth more? And we're talking only a fraction of the area. Why not work together and other developers can have the adjacent properties.

Essentially that’s what’s happening/going to happen. The auction is the first step in a long relationship.

One thing I know attending many auctions is if you want something you may have to pay more than you thought and you have to be ready for that. For AM it might sting at the moment he wins the bid and had to overpay, but it won't last long as he knows his ROI will increase every year.

Also, this property is 100 acres, more than twice the size of Tempe where AM was on the hook for I think it was something like 50mil. to clean up that site. Even if AM has to over pay the appraised value he is still coming out ahead. I guess it comes down if you think both locations are equal.

This type of auction rarely has more than one bid.

Land remediation estimated starting point for TED was 73million. And that’s where the sales tax deferments came into play. To help cover the remediation cost over team.

Too many variables, I’ve been to countless auctions where items, animals, whatever go for far less than they should and often times things go for far more than they should. Happens far more at estate sales, equipment auctions etc., than with cattle, but it happens frequently. That’s why they have reserves etc.

Edit: my last sentence got me thinking. I don’t believe there is a reserve, but it’s my understanding the starting bid (appraised value), must be met. Does anyone know for certain?

VAI is going to fail, 100%. BK Court bound.

You can build a shiny castle in Glendale all you want, but it won't ever be Scottsdale. Sure, maybe during superbowls or large event weeks but that's about it.

Locals aren't spending $300 a night+ to stay there and east valley folks with money aren't driving

Guess you ain't aware of what's going on in northern Peoria.

Feckless can probably fill it in better than I can but let's just say they ain't building Maryvale style tract homes up there.

I disagree. They have many amenities that other hotels don't offer.

Let's put it this way - they're trying to do another Kierland up here. And they're pretty close to succeeding.
