Yeah, doesn’t seem real that someone would show up and bid 20% over asking. And yet it also doesn’t seem real that AM would lose the auction over the price being $82.2 rather than $68.5.

It feels like there could be some big dumb roadblock that comes out of nowhere. But I just am not sure that it’s gonna be a bidding war that does it. Doesn’t seem like it would be. That doesn’t seem to be a thing that really happens in a deal like this.
Labor unions.

That's my source's biggest hurdle and concern.

Modern Fabs don't need that much staff to begin with. A lot is automated.
And while they make good money, I guess they won't spend that much money in that region.
But it all depends on where they are living. My guess is that in the beginning there will be experts from TSMC from Taiwan but those guys are there for training the new guys and making sure that the Fab gets up to speed asap (well that depends on ASML and other suppliers). Afterwards they will most likely leave.

Feckless can probably fill it in better than I can but let's just say they ain't building Maryvale style tract homes up there.
I think the 2000 in his username represents his outdated stereotypes. haha There are some sheltered East valley types that think the entire West side is basically Maryvale. :biglaugh:

There have been negotiations and discussions about letting Unions help. AM is willing to let a portion of the construction be done by unions. Last I heard was like 25%. They obviously want more. Not sure how much more AM is willing to go, but these are topics that they're sorting through right now.

Guess we'll see after the auction. haha. But in all honesty, I don't think any of this sees the public eye.

I've lived in both Scottsdale and N. Peoria, and I can tell you that there are PLENTY of rich people out here who would patronize VAI. The Lake Pleasant corridor is filling rapidly with high-dollar housing and residents. Don't know about points west, like Surprise, but there's definitely a customer base out here for a west side resort.

I've lived in Surprise for years, I've lived across the 101 from the site the Coyotes are bidding on in Phoenix/No Scottsdale , I've lived in Mesa, Gilbert and now Chandler. I'd say I'm pretty familiar with the valley wide demographics. lol

But the 2000 is the year I became a fan of the Yotes.

Well, I will say this: for grins just now I went into Zillow and searched for all homes in Maricopa County for sale listed at over $5M, of which there are about 300, the lion's share of which are in one of 3 clusters: 1 in Paradise Valley (town of), 1 in North Scottsdale, 1 in Carefree/Cave Creek... and that land AM will be bidding on, although not in any of them, is about as close to a center as you can get.

I highly doubt that they will only have taiwanese people work their.
Their are enough highly qualified people in the US to be employed.

It comes down to money. I believe AM committed to a certain % and the union wanted more.
I get that. But in the end its better for everybody to not play hardball with each other.
Lets hope they finde a compromise.

I would be frustrated if I were in Meruelo's shoes. He never asked the union to play hardball or softball or any kind of ball. He has no obligation to them in any way. It's only because of their lobbying power that he's in negotiations with them at all. That's corruption - which is everywhere - especially in big business deals. So it's not surprising, but still frustrating.

Any bit of news of Meruelo getting land is stirring up the relocation fetishists. Love it. Keep it coming.
Yeah, I don’t really get it. Seems like there’s almost always only one bidder. It seems like the state wants the land to be used in this way. Seems like Meruelo is using private money. It seems like it’s going to happen, to me.

The timeline doesn’t matter. It’s too late to relocate for next season. Meruelo has a lease at Mullett and can extend it. It’s an NHL approved arena. And the PA stands to gain NOTHING by monkey wrenching. So if the auction is delayed a bit or the construction takes a year longer, that’s the problem of one guy. He’s the only one dealing with those consequences.

Don't forget about this little bitty $2 billion facility that was just officially approved. It's so massive it's bringing it's own ecosystem with it (homes, parks, schools, etc.).

Well maybe its weird to me, because we have unions everywhere and there is no real need for them to fight for the contracts themselves. I don't know how it works in construction though.

But overall i like unions, because even if I am not a member and work for a company, i get paid according to the union contract and get all the benefits. Which is great, especially if, like me, you are basically only working over the summer break and are basically just a help.
