This is routinely true. We lucked out by finding an agent who is actually committed to clients, and waived a massive chunk of her flat fee because the processes we went through were stupid. Her advice was really helpful. We ask her for recommendations for repairmen, because she has a fantastic stable of small businesses.

Hearing friends go through home buying processes with other agents really hammered home how lucky we were with her. Zero effort put forth, or downright detrimental. One had the @Embiid scenario where the buying and selling agents colluded and they figured it out before they got shafted.
I was definitely aware but wanted the house. I would say I could have possibly gotten it for 10-15K less. Not a major shaft but she did basically nothing to vouch for me. Only thing she had going for her was her big boobs that the seller's agent was salivating over and she knew it. She did find me the house I wanted but any agent could have done that. I should have kept my initial agent that my friend in real estate screened for me. I made a mistake out of frustration mostly bc it was at the peak of the housing bubble when prices were high and rates were rising again so was getting anxious over the year long search which included some deals falling through. I had my own inspector initially so he saved me but then he didn't want to do anymore business in my area. So the big boobed one got me hers which I knew was a conflict of interest but he was actually honest...she wasn't though because she tried to downplay one property with a basement moisture and flooding issue but I read her the riot act.
 
My first home, HCette and I were looking for somewhere to rent so we went to see this place. It was a new reno that they were still working on and we were being shown it by a realtor. I don’t remember the exact details of that whole thing but she mentioned that she can show a house that’s going to be for sale done by the same people around the corner.

We liked it. There was some shenanigans going on throughout the whole process like them waiting til the last second to send paperwork. Our agent wasn’t really working for us it seemed like.

Turns out the realtor and the builder/contractor were banging and she also had ownership in the house that we bought.

Luckily the whole process back then was very straight forward and I’m not a complete moron. I probably could have sued them into oblivion for a number of things but I just never did.
 
I’m very much a “the person who likes the art is right,” guy, but could you imagine how forgettable Who Framed Roger Rabbit? would have been if they went for any other animation atmosphere than original Looney Tunes? Disney was right there. Hell, they’re in the movie. But it wouldn’t have worked on any level.

That movie is a masterpiece. Look at how much effort they put into it to integrate the toons with the real world. For example, they built the nightclub set on a platform so that they could send real trays full of real drinks on poles down the aisles and then added the penguin waiters in animation. If they took the easy way out and animated everything they touch, it has no cohesion at all.
Oh I am fully aware of the insane efforts they went through to make that movie and it STILL looks more cohesive than a lot of modern CG.

As Disney and Looney Tunes went on, they went opposite ways on the physical comedy/violence scale. I think wherever Tex Avery was working, peak chaos resulted. His wild takes and use of sound effects were top notch.

Yes I felt they were useless until I used a good one. Their network can be a very powerful tool

You do buy cars from a middleman though. The dealership are the middlemen.

That is true for new cars but Tesla is trying to get rid of that. Tesla constantly has problems with the state trying to stop that. Capitalism and free markets......... dot dot dot

Used cars? It's very easy to buy from a private seller. I've only ever bought one car through a dealer (I've probably bought about 12 or so cars in my life so far). I can't say the same really exists there for used homes (FSBO yeah yeah yeah).

My parents are buying a brand new home and there's a realtor for the construction of them. I'm confused since they don't know or understand crap about home building and just rely on the superintendent to tell them anything. More or less a job that could be done by a secretary.

I'll pretty much repair anything on my home so repairmen isn't a thing for me. I'll stick to just using a real estate attorney to hammer out any contractual details and negotiate my savings with the seller agent/buyer agent.

Drywall.... man now that's an art.

I gotta give it to blue collar workers, at least they always provide a real functional service.

I pretty much grew up with not much extended family. Mostly all in Italy. 3 of my grandparents were deceased already by the time I was born. Maternal grandmother saw maybe 3 times in my lifetime and was too young. It stinks.....

As far as sense of mortality...that kicked into high gear with my dad's passing last year..

Bottom line ..life is short....BS is eternal.

Brutal. Kids seem better off when they have grandparents around especially if you need some child care from time to time. Sorry.

I lost my paternal grandfather when I was only 4 and sadly don't remember him. That was when my earliest permanent memories were forming. My maternal grandfather outlived then rest of my grandparents.

My poor nephew, on the other hand, never got to meet his one Grampa and would've loved him. Luckily he still has the other one and they were out fishing yesterday.
 
Just got home. They were able to remove the whole stone. Unfortunately the stent is making urination a living nightmare, as expected.
Oh god I'm so sorry you got a stent. Most uncomfortable thing I ever felt was having that ripcord rubbing all around, making me have to pee all the time. Online it said you could go back to work with it in. Only if you like suddenly having to piss in your office wastebasket because you can't hold it more than five seconds.

I knew I was gonna have it, that's what I was most scared of with this whole procedure because I'd read all the horror stories online. It was originally scheduled to be removed after 10 days, but after the procedure it appears it's been pushed back to six days so hopefully it's just less than a week of that misery. I feel it in my penis every time I move! Hopefully the pelvic/hip/back pain stays mild and doesn't escalate once my meds wear off... I've read of people saying their stent hurt worse than their stone.

Sorry to hear that man.

As I mentioned before, it's been a shit year for us:

My mom passed in November.
My wife's grandmother on her mom's side passed in December.
Wife got run over by a heard of deer in March
Wife also full down our icy stairs on her ass in March
We had the wildfires that we had to pack for evacuation for in late May/early June
I hurt my back in June bad enough getting on/off the toilet hurt for 2 weeks
We had the flood in July

And last Wednesday, my wife's Grandfather on her Dad's side passed. Funeral was yesterday. She still had GParents alive both aged 93 and I have 1 aged 87. So likely things are going to keep happening.

As we turn to August, we both have our birthdays as well as our 10 year anniversary. A month or a few months of calm sure would be nice.

It was originally scheduled to be removed after 10 days, but after the procedure it appears it's been pushed back to six days so hopefully it's just less than a week of that misery. I feel it in my penis every time I move! Hopefully the pelvic/hip/back pain stays mild and doesn't escalate once my meds wear off... I've read of people saying their stent hurt worse than their stone.
The stent didn't hurt me, the wire hanging out kept tugging and tickling me. I ended up having to scotch tape the slack around the shaft every goddamned day but I still had to leave a small loop that wiggled around with every other movement. I was so afraid I was going to accidentally yank the damn thing out.

My first lithotripsy all I needed to do is piss through a strainer. And was back at work the next day no problem. The second one led to two weeks of hell.

I don't have a string with my stent. They wound up being able to pull it out in tact so they didn't have to do lithotripsy either, just the scope.

And I will say anesthesia was a surreal experience. One second I'm telling the techs and nurses what my job is, the next I'm waking up in post op.
