The problem with Marner is his contract demands more than anything. Is it worth paying him 12M+ for a player who's not physical, scared of physical contact, not a strong threat to score and easily intimidated? My answer to that is no.
I think the Leafs would do better going with two 6M+ (or McDavid if he reaches UFA) players that offer more scoring throughout the lineup. Especially since Matthews showed us last season his production didn't drop even with extended periods without Marner.

Not sure physical contact is the be all and end all if the player is able to do other things that help contribute to the overall success of a team. To have a great cake you need more than one ingredient, to have a great team you need more than just one type of player. Reaves is a very physical player does he contribute to the overall team success than Marner?
I think your assessment is fair, he is not physical, he does not engage in physical contact, he's not an elite scorer but is a good scorer he's scored +25g 4 times in his career, for a pass first player, that is pretty decent. he is an elite defensive forward, an elite passer and an elite puck mover, all skills teams covet.
Will he be pricy? Yep, absolutely, when you have a guy who averages 90+ points a year, plays PP/PK/ES, has the 2nd most points out of any player that has been drafted since his draft year, only McDavid has more points, the price tag makes sense. Can two $6 mil players bring you the same impact? Possibly? How do we get these guys? Probably not trade, we dont have a lot of assets to trade without hurting the roster. UFA? You get rid of Marner's 90 points, you would have to replace those 90 points plus a another roster spot, say the other out going Leaf player brings you 50 points, this means you need to add 2 guys who can bring you 70 points, play elite defence, PK and PP and play top 6 minutes. Which UFA's next year fit that description? Cowan? Minten? Maybe? Do we want to hedge our bets and expect one of them to be a ready made pro next season that will get us a PPG?
If we let Mitch go, the fans better be prepared for a step back, this is not a guy you easily replace in the lineup, does he have his warts, sure but his positives far outweigh his negatives... Money is money, cap is cap you can always find more more money more cap space, fun ways to manipulate the cap, other administrative things to get you the player you want, you can't just plant a seed and instantly replace one of the best forwards in the league.
