Loungers I need some advice I'm pretty fired up right now. So my girlfriend adopted a cat a few months ago. When she moved into her apartment a year ago she specifically asked if pets are allowed and the landlady said yes. Also it states specifically in the lease domestic animals are allowed.

She adopts this cat and notifies the landlord. The landlord then says no, you cannot have a cat. The landlord then says to her you can keep it but must be out when her lease ends which is end of July. She gets a text today again from her landlord saying she went into her apartment today to check it out and saw the cat scratching the carpet and she needs to be out immediately now or get rid of the cat.

First off law here in Michigan states landlords are not allowed to enter the house of the tenant without prior notification or in an emergency, it's illegal here. Secondly the lease states domestic animals are allowed. It's right in there. At first she landlord said it's an old lease and she forgot about that and it's for downstairs apartments only.

My GF doesn't know what to do. Part of her wants to fight her on it but she also wants a good reference when she moves, and wants her security deposit back.

My point of contention is this landlord is a piece of **** and she probably won't get the deposit back and who knows what type of reference she would give now no matter the outcome. If it were me I would bring up all these points and tell her to **** off.

Plus her lease ends the end of July, the eviction process would take much longer than that. Anyway I'm steamed I feel like the landlord is trying to bully her into leaving early. Thoughts?

One more thing, she kept demanding rent already paid from her awhile back because she thought she hadn't paid but she did. She can't bookeep for **** either.

The simplest solution is for me to keep the cat until she moves out which I don't mind at all, but like I said I hate bullies and I'm pretty gung-ho about issues like these so I feel like she's getting away with this.

From reading a lot of /r/legaladvice it seems like most people recommend threatening taking this to small claims. With a letter/email to the landlord being very wordy to scare them about small claims court. You're clearly in the right, its right in the lease.

First off, I'd fight it. As a tenant you have rights. And also make sure you have things in writing.

If domestic pets were listed in the lease as OK, the tenant can't do anything about it (if it was prohibited in the lease you can be evicted in Michigan however). And also bring up that it is against tensnt rights act to enter the apartment without her knowledge or 24 hrs notice (unless there was an emergency --- a check in isn't an emergency). Although random question, is the cat wrecking the carpet? Take photos if not.

Keep things on file and have it in writing. Google Michigan tenant rights so you have a leg to stand on.

I had issues with a tenant. I took the tenant act and highlighted what was against my rights... things changed pretty quick.

If the cat is damaging the carpet, she can say "bye bye" to that security deposit. It's as good as gone. Even if the lease allows pets, you are still responsible for any damage those pets do to the apartment.

Otherwise, I'll echo the "small claims court" suggestion, though I have no idea what Michigan renter's laws are like, so vague advice is the best I can give.

Well the funny thing is that there's absolutely zero damage to the carpet. Think of that thin office carpet that can't even be torn up. It's cheap oldass carpet.

I guess the thing is it's more about being kicked out rather than small claims at this point because there's nothing to claim yet. If she keeps the security deposit then we could move onto small claims. We have before pics when she moved in and can take after pics for that. I also have researched the process to get the deposit back so I'll wait until that time comes.

I guess the thing I'm most pissed off about is that she entered her apartment illegally. I'm itching to call this landlady and to tear into her but then again I don't live there and don't want to rock the boat if that's what she doesn't want.

I'm just so sick of ****** people nowadays and this landlady is a piece of crap.

In which case I'd say burn that bridge, but do so politely and with proper documentation to get your deposits back

It's honestly not as dramatic as I'm making it seem it's just one of those things that really irks the hell out of me when people are total idiots, yet they don't realize how idiotic they are. Either that or she assumes that people don't know their own renters rights and she feels like she can bully anyone to get what she wants.

My other idea was just to completely ignore her, pay your rent, and leave end of July. She's not allowed to remove your stuff, change locks, etc. it's illegal without a formal eviction process which would take a few months anyway and by then the lease is over.

That's what I would do. And just not pay rent for the last month, let them use the security deposit.

Yeah that's typically how I handled my deposit as well. Easier to just apply it to something owed than to try to get money back.

Yup! Landlords don't give a rat's ass about you, they're put the screws to you every chance they get. Best not to give them a chance. References are easily faked anyway, and that's really the only thing they can hold over you.

Also for those who rent in Ottawa, never ever rent from CLV group. Learning that harsh lesson while I rent a place close to Algonquin for my time there.

Aren't there places to report bad landlords? Something like Angies List, or the Better Business Bureau?

If she's breaking a lot of laws, it's worthwhile to at least get her name out there and start a file on her. If not for your girlfriend, but for other tenants down the road who might be stuck dealing with this person.

I worked at a Subway for 2-3 years in High School.

Most of the menu is above board, it's mostly real food. I'll never eat the meatball sub ever again, and the chicken breast is over-processed, but otherwise there's not much there to surprise you. I mean, the sliced meat isn't amazing quality or anything, but it's real meat at least.

I worked at Wendy's when i was in grade 10. So many shenanigans were witnessed from theft, drug dealing and some work place injuries. The fryers could be dangerous at times. The pressure cooker that cooked the spicy chickens basically explodes when you open it and being the new guy, you always had to open it.

I pretty much got a free frosty every shift though, so that was nice.

I learned my lesson to never mess with people who prepare your food though, which was a valuable lesson to learn early in life .

Still feel like there's a couple details I'm forgetting too.

However, all the major things for the honeymoon are booked. And hopefully the Louvre will be re-opened when we get there.

Well so far some of the planning seems for naught as I think we've had turnover of about 10 (of 70) people in the past week :facepalm: Have about 3 or 4 people on standby to come to the reception if we have last minute bailouts too (though one couple I can forgive, considering her dad's funeral is going to be the day before our wedding :( at the moment she's planning on showing up on Friday still)

If that's the biggest wedding-related hiccup you guys have, you are doing great. Smooth sailing, my man.

Well there was the whole to do about my grandma saying she wasn't going to be able to come. Which was part of the turnover.
Have some friends of my parents bringing her now and so they're her plus two lol.

And the church we're getting married in just started an addition to the front, so she's gotta enter the church from the side now... I said we could just make an announcement for everyone to close their eyes so she can get to the back unseen :p

Also, a cat update, I think we're just going the easy route and im taking the cat for 2 months. It better not destroy my apartment with its claws damnit. They dont scratch TV screens do they? I have a fairly new TV I bought.

Do you have any thin wires? They love to eat those. For example, those wii sensor bars, and some headsets. Just the really think wires. The rest are fine.

Cats don't care about TVs in my experience. The only thing I'd be worried about is the corner of your couch.

Cats don't care about TVs in my experience. The only thing I'd be worried about is the corner of your couch.

Hmm I have an Xbox one kinect wire which is thin, but hidden mostly, and your typical router wires, etc. But they're all tucked away in a corner so I dont think it will be too much of a distraction. I also have a pretty brand new couch, I figured I might need to do something to protect it.

I am also in the process of moving and have two places until mid july so hopefully I can get my couch out of there soon then.

Yeah for wires, just make sure they're nicely taped/zip tied together. It's mostly just the dangly ones that move in a slight breeze and look like string that they'll attack (ie speaker wire).

As far as scratching things, so long as you have a couple good tall scratching posts for it to use, and maybe one floor based one - and keep the claws nicely trimmed (I do mine once a week)... your furniture will be fine. If it doesnt like nails being done, just the front paws are the main ones to worry about - they do it as a stretch. The back paws are more for killing prey and defense. If you really really have to, there is a product called soft claws which is basically like a rubber or silicone cap you put over their claws. Used it once with a previous cat when we had to board it for a month or so.
