They're going to dump Sanheim for nothing and keep Laughton, Konecny, and Hart

That's exactly what's going to happen. They've already devalued Sanheim and now teams know they want to move him before July 1st when his NTC kicks in. We'll be lucky to get a 3rd or 4th rounder and the excuse the beats will use to defend will go like this:

"With a new extension about to kick in on July 1st, teams viewed Sanheim almost like a pending UFA and they were trading for his negotiating rights, much like the Flyers did with Hayes. A 3rd or 4th is the going rate for a players negotiating rights."

Chisel it in stone.

He's 32 in October, and is coming off an injury riddled season, and has a $4.5m cap hit for three more years.

Yeah they won't buy him out this year that's for sure.

So there's potentially one year the Blues will buy him out that'll screw the Flyers somewhat.
 
They haven't screwed Sanheim's value, the new contract has screwed his value - assuming teams see him as a 2nd pair guy, if they saw him as a #2, his contract would be a bargain and raise his value.
