Opposite for me. I stopped completely for 90 days. I slept better, my acid reflux was significantly reduced, my allergies were way less severe, and my blood pressure improved. Made me feel younger. Over the holidays, I drank socially again, but now am cutting it out again.

My father in-law was an alcoholic. He was already sober by the time I met him, but he said a lot of his medical issues went away when he quit.
Oh I’m being dramatic, I really mean mentally I’m acting and talking like I’m an old man. My health is much better but I’ve lost a ton of weight. Coming off back to back knee surgeries and personal life things I had gotten very heavy for me. Stopping drinking helped a bit for sure, but my knee getting better enough to get on a spin bike was the trick and away I went. I lost 40 lbs and it’s hard to say what helped more but my bp is way down, everything is better that way generally. I had to have back surgery last month, so three surgeries in 13 months. It was to deal with a life long thing and it was time, it shouldn’t affect my work life once I’m healed up. I’m glad I lost the weight before, and I’m glad I’m not even socially drinking through any of this. 2023 wasn’t my favorite year.

So I also developed gout last year, but it went away. I thought maybe drinking was playing a role, part of why I stopped. I don’t eat red meat hardly at all, no soda…it’s hereditary. So I thought I was good then I got again even with zero booze!

These are probably the real reasons I feel like I’ve aged ten years! I’m glad laying off the booze helped you out, it’s definitely the root of many medical evils.

tldr Call up your issuer and see if they’ll allow you to switch it to something else. No movement from singular branded to co-branded (i.e. Costco Citi) is the big thing.

In my case, I didn’t have to threaten to leave. I just asked for a “product change”, got routed to the right CS rep and their system allowed it. It took 10 minutes in total.

Private equity has made it much more difficult for folks to buy homes. Plus, they are also squeezing people on the rental end by buying these properties too & also charging high prices.

I’m typically a free market advocate but there are areas where the free market needs to be controlled. Housing is one and I would be in favor of not allowing private equity buying of homes.
I guess I'm too much of a free market guy to see it that way. I totally understand that numerous people are getting squeezed...right now. But Economics are undeniable. The market will eventually get flooded with rental units, driving rents down. All you have to do is look around Durham and Chapel Hill to see all of the multi-family units under construction. Private equity will diversify once their profit motive is restrained by all the building going on now, thereby increasing supply (look at homebuilders' stock prices; they've been on a tear despite higher mortgage rates).

Commercial property is essentially getting ready to see the bottom fall out of the market. There are a crazy amount of commercial properties that are coming up for refinancing in the next year or two and the owners will not be able to afford the increase in expected interest payments (and demand is lower because of "work from home" growth, for example). There's lots of speculation that much of that space will be repurposed for residential use...and even more will will likely become bank owned (or essentially redistributed via bankruptcy).

And those boomers (like me) who will put their house on the market (not like me any time soon) may be looking or expecting to cash in. In reality there are over 76 million boomers (between 1/5 and 1/4 of current population) and that's a hell of a lot of supply getting unleashed on the market. Some will make a fortune off off their houses, but many will be moderately disappointed with their return (supply and demand again).

As I said, I understand today's frustration of first-time homebuyers. It is depressing. However, economic bubbles burst, supply and demand ALWAYS eventually come back close to equilibrium. Sadly, this doesn't happen overnight....but it will happen. It's much like bankruptcy....I believe it was Ernest Hemingway who said about bankruptcy, "...it comes slowly and then all at once". I look for this to be descriptive of the real estate market over the next decade or so.

Man, not reading the boards for a few days while we're off or if we've had a streak where I know folks will be miserable and then coming back and seeing pages of whatever the heck much of this was. Well, I guess I know what I signed up for with this board, but it's still crazy to see how it evolved over a few days.

Does anyone on here ever use or know of VetTix? It's an organization that gets tickets donated to events and "auctions" them off using "tokens" to vets. The tokens you earn by browsing their site, referring people, etc. It's free. Anyway, there are never tickets to Canes games on there, I mean never. I think once a few years ago I saw some to a preseason game but thats about it.

So my youngest wants to go for here 15th BD and I bought tickets at the end of December for the Wild game this Sunday. There's 20 tickets available on VetTix for it!

I use it here in Atlanta. I use to see Canes games pre covid but not anymore. I got to see the UGA vs OSU semi final with it. Wagered all my tokens on being able to go. Usually I don’t benefit from it though. My wife gets to see country artists that come around, I don’t do country music.

I put some of my Charlotte FC games that I can't make on it, to be honest I've never even heard the Canes advertise it.
