Yeah, I had them build me a custom job for a machine learning project back in late 2019, and it's still running well for me. IT keeps harassing me that the machine is no longer under warranty and I should replace it, but it's still more powerful than the standard "high perfromance" laptop I could get in their Lenovo contract. So I'll run this into the ground.
something about the phrase "back in late 2019" just feels wrong

It actually says in the awkwardly-phrased article that the structure wouldn't be all parking. Another detail that is commonly overlooked by the authors of these articles is that the zoning has been increased UP TO 40 stories. That means it could very well be one story above the current limit, which may be 12 or 20 stories.

Edit: I don't think even NYC has a forty-story parking structure.

I am going to assume thats a mistype and its only a 4 story parking deck.

The current tallest building in Raleigh is 32 stories. I highly doubt we'll be building a parking deck that itself is taller at the arena.

I don’t know. Various articles all stating 40 stories is the goal. However, I agree that a 40 story parking deck seems well out of the norm but regardless, cramming all that density into the area is going to make parking a nightmare no matter how high the deck is.

IMO, that type of project density should not be approved given the transportation madness it will cause.

It's just a spiral with parking on the outside of it...takes the poor dude at the top 3-4 business days to get out of that nightmare.

Reading those tweets that @hblueridgegal posted, they're just getting clearance to raise the ceiling for any building constructed in this area to be up to 40 stories. Same exact thing they did when they got going with North Hills.

I also question the live/work aspect of this development. 19.000 people all trying to get in/out of the same place at the same time isn't that appealing.
Didn't Dundon say in the interview that getting parking fixed was one of his top priorities? If nothing else, you can usually take the man at his word when he calls out something specific like that.

Reading those tweets that @hblueridgegal posted, they're just getting clearance to raise the ceiling for any building constructed in this area to be up to 40 stories. Same exact thing they did when they got going with North Hills.

Yeah they’re definitely not building anything like a 40 story parking garage, that would be the biggest in the world by a healthy margin. Even half that height is about the maximum height that you’d see in a very large city.

Most likely it will be in the 5-10 story range and the other 30+ stories will be offices which use the deck when there isn’t an event going on.

My biggest concern with the density of what’s being proposed here is that I’m only seeing one new street entrance to the complex, which looks like a two-lane road to Wade Ave. The entire site needs more traffic “breathability” and it’s not gonna get it with this plan.

There's nothing new about that, though. Traffic is a clusterf*** now, and parking decks will not change that. Well designed parking decks can easily handle the same flows as a surface lot. Many, many, many arenas and stadiums around the world use parking decks just fine. The chokepoint will be, as it is now, the stupidity of using Edwards Mill and Westchase without a direct connection to Wade. Ideally there would be multiple direct connections, two eastbound and one westbound. Do that and the traffic problems go away.

Yes, to be clear I was calling for more road connectivity, not more parking decks.

The decks are only a problem if the road outside the deck is backed up. It’s a horrible experience being stuck on the 5th floor of a full parking deck which becomes gridlocked because the car at the head of the line can’t leave. Building a large deck right next to a choke point where we know the traffic won’t flow smoothly is just foolish. Something has to be done about the connectivity before any of this other stuff can be successful.

To be honest, rather than the current proposal I would rather see a deck go at the back of the football stadium lot, where the gravel lots are currently. Firstly because those gravel lots are completely substandard and nobody should be getting rescued from a mud hole by a tow truck at a major league sporting event in 2024. Secondly because traffic management could be a lot simpler due to the continuous flow onto Trinity — clearing the deck would be as simple as having a cop stop traffic on Karmanos to let 30 cars out of the deck, let it all flow out to Trinity, then repeat a few minutes later. It wouldn’t make traffic flow any slower than it does currently, and it would get most of the cars out of the back of the lot which eases the pain for those who park at the front.

But that’s thinking in terms of making the gameday experience better, not in terms of making a bunch of money from office leases and condos next to the arena.

This type of a development needs to be on a city grid to work.

Good way to look at it. What they’re doing is putting urban density onto a suburban street plan.

I’m all for developing the site, I think that’s a great idea and overdue so I don’t mean to over-criticize. But there’s a pretty obvious issue with putting a skyscraper on a cul-de-sac. The infrastructure of the surrounding area needs to track with all this growth.
