Perhaps I’m misremembering but didn’t Matthews want 8 years last time but Dubas negotiated him down?
Matthews had two offers on the table, one for 3x$9M, which Dubas rejected, and one for 8 years with an undisclosed AAV, but believed to be higher than McDavid's, which Dubas also rejected.

No matter how I look at it, Dubas botched the negotiations.
The five year deal with last year NMC isn't unique to Matthews for a player of his caliber. What is unique, is the front loading as much as possible and maximizing of guaranteed signing bonuses, which would be paid no matter what, even in the event of a labor dispute.
So if the NHLPA and NHL didn't agree on a collective bargaining agreement the last time around a few years ago, all those Leafs players would have still been getting paid, while the rest of the leagues players went without.
Incidentally, not that it matters for these two guys, but the structure of those contracts also effectively make them buyout proof.
They are, so far as I can tell, the most player friendly deals in the history of the NHL. With the Matthews deal as shining example.
That's on Dubas.
If no other team is willing to give them that much money up front again, and in the form of guaranteed signing bonuses, along with the eighth year, no team can match financially what the Leafs will be offering.
If it's money Matthews wants, it's money Matthews will get.
