I "love" buying houses. Supposedly the prior owners have to disclose any major things to their real estate agent, and they have to tell you.
We have lots of water issues in our new house. It's bucketing down today and the garage has water running down the walls and dripping from the ceiling. It's under a membrane deck, so clearly we need to get that looked at. A number of windows and doors are not water tight. The roof at least seems OK.
The prior owners had tenants in for years but you cannot tell me that they didn't know about this and were never told. So either the real estate agent didnt tell us (seems unlikely as that's their livelihood for the sale of one house) or the prior owners are liars (seems more likely as they wanted rid of it). This stuff annoys me. We had it with our last house too. Rang a property lawyer with the last house and they just said "you are right, and it sucks, but you'll likely never be able prove the owners knew and you have to pay all my costs if you lose." So any spare money for the next few years is going into the maintenance on this house. We knew the house was a bit shit, but the state the garage is in should have been disclosed.
So I think I'm gonna watch the Jets play, play some PlayStation, draw/paint with my 10 year old boy and try to ignore the problem for today while the weather is miserable outside.
