I expect another market adjustment in 3-5 years. Long term though it makes sense to buy right now. Lock in that sub-4% 30 year loan now and ride it out for the next 10-15 years. There are many 0-3.5% down FHA loan programs available. Buy don't rent!

California is pretty immune to it though. The rental markets in LA and SF are f***ing ridiculous and will have serious long term implications, especially for millennials. More money put toward renting = less money being saved for a purchase. That doesn't even factor in stagnating wages which equals even less take home pay.
