The area around the arena is surprisingly undeveloped, considering it’s more or less centrally located in the metro area. There’s a lot of public land nearby, and even the private properties are only partly developed.

I don’t expect it will last very long once this thing is finished. Landowners will see their chance to make a fortune selling to developers who Will scrape it off for mixed-use semi urban developments.
It's right next to the Fairgrounds isn't it? Been a while since I've been around the area but we used to tailgate at the Fairgrounds and then go to see the Pack play at Carter-Finley. If I remember correctly, the Fairgrounds take up a lot of space in the area.

Yes, the easiest way to think of it is that PNC shares parking lots with the football stadium, and once you get to the end of those lots the Fairgrounds is across the street.

That does account for some of the tree cover in aerial photographs, and a major reason why there isn’t as much commercial development in the area as one might expect. There’s also some lower-key public properties in adjoining locations.

Keep in mind, this whole area is owned by the state government because its been the North Carolina State Fairgrounds for well over 150 years, hosting the annual NC State Fair since 1853 (with there only being gaps for the Civil War, Great Depression, World War II and COVID). Its not that there isn't a desire to build up the land around it, its literally been impossible to get any kind of signoff to do so because any plans would need to pass through the state legislature, and that's just not going to happen.

This is different because the arena itself is owned by Hurricanes Holdings LLC, which itself is owned by Tom Dundon and the Canes. So they were able to use that leverage to work around and with the state to get this to pass. I don't think much space around the arena, at least toward the Fairgrounds, will be built up anytime soon, but I could see a development around Cardinal Gibbons across Edwards Mill

Both, but hockey tailgating is cooler than football tailgating 😎

Hockey will never work in North Carolina, does it even snow there?

I get this is sarcasm but I'd like to take this time to say that North Carolina is one of the few places you can find frozen alligators, and maybe use their snouts as net placeholders for pond hockey 😆
