Safe to assume that JV’s life options are pretty limited so he needs to play hockey wherever he can get a gig. He’s too dumb to even be a realtor so his other options are things like forklift driver or sandwich artist.
How smart do you have to be to become a realtor?

I guess I am one of those who don’t hate Virtanen or see him as this evil guy. He was a local player who we see attend basically every Canucks summer event and leaving a good impression with the kids.
 
Without triggering anyone here. I remember his first camp and some people had him as lock for the top line

He was on pace for 50 points (basically all ES, too) through the start of December. It wasn't just training camp.

Then Crawford seemed to sour on him overnight and parked him in 8 minutes/game on the 4th line with Brashear and he never really got a chance again, and guys like Cooke and Druken were called up mid-season and given those minutes instead.

He was so small... so very small. He really didn't have the speed or elusiveness to thrive among all the redwoods and clutching and grabbing of the time. I saw him get squashed like a bug on the regular. Eventually those hits were going to break him down.
If he were playing today, he could very well be a top 6 guy getting 60+ points a season.

I’m not a realtor but I’ve bought and sold several houses over the years and you need to know some contract law, land titles act, local zoning bylaws, be able to read/write effectively, etc. They need to take a local course, used to be six months, might be more now.

They should know a bit doesn’t mean they know shit. Good luck suing your realtor if they give you wrong advice on things like contract law, land titles act, local zoning bylaws etc. Even for things like conditions, realtors favor no conditions. Best hire a lawyer.

Of course there are good realtors who actually listen to your needs and find you a dream home but most are just salesmen. There is a process they follow and that’s it. They don’t even know how to value property. Just look at publicly available assessments and if it’s near the assessment “it’s a good price.”

For sure, lots of realtors are just duds who failed into the job because they have no useful real world skills. Take a six month course and calling yourself a “professional” is a complete joke. I’ve dealt with a number of them, some were honest and ethical while some were basically pond scum.
