Toronto area
to Utah Hockey Club
Mika Zibanejad (6y @ $8.50m)
Reilly Smith (expiring @ $3.75m)
Matt Rempe (expiring but RFA @ $0.82m) waivers 2025

( Rangers add, you tell me what the fair price is )
TOTAL CAP = $13.07m

to New York Rangers
Barrett Hayton (2y then RFA @ $2.65m)
Nick Schmaltz (2y @ $5.85m)
Alex Kerfoot (expiring @ $3.50m)

TOTAL CAP = $12.00m

This move helps the Rangers move on from Zibanejad's huge contract as he's declining. It makes the team younger, provides more cap and roster flexibility long-term, and opens up $1.07m in cap space for this season.

What would NYR have to give to UTA to make this a fair trade?

Schmaltz and Kerfoot aren't kids. Hayton is young-ish but they're getting back Rempe who is young. The pieces NYR add on would be the reason UTA hypothetically agrees. A 1st round pick would likely be going to UTA, which is technically a 17 or 18 year old kid. :sarcasm:
They aren’t the kids but are good middle age vets (for the kids) for a team that’s heading in the right direction.

I don’t think NY would pay the price to lose Zibanajeds contract and flush out Rempe as well.

Nothing in the OP implies that he doesn't...

A cap dump who COULD turn it around and be a decent 2nd line center for Utah... or not. An overpaid high-cap reclamation project with 5.5 years of term (and buyout-proof contract).
Kerfoot and Smith are a wash, Kempe maybe worth a 4th, Rangers add at least a first for someone to take Mika, plus another first for Schmaltz and a 2nd for Hayton

2 x 1sts and 2nd to Utah and 4th to Rangers to balance it out

No one is taking Zibs contract the guy has 6 years remaining at a premium and is totally cooked.

This puts Utah in another rebuild situation, which would be unacceptable to the franchise. The package from NY arguably has no value at all (and that Zib contract is going to be UGLY), and your only currency to make it work is draft picks, which you don't have enough of. This trade proposal is laughably one-sided, even before considering what the other team needs.
